Real Estate Acquisition & Adaptive Reuse

Distressed and underutilized buildings, converted into housing a community can afford.

FCS Real Estate Group acquires vacant schools, hotels, churches, and institutional properties across the Southeast and repositions them as workforce and affordable housing. We combine acquisition capital, development expertise, and community and tax-credit partnerships to execute deals others pass over.

Four ways to partner with us

Each path leads to the same discipline: acquire well, structure carefully, and operate for the long term.

Our Approach

Adaptive reuse, structured with patience and capital.

We specialize in the adaptive reuse of distressed institutional assets: vacant schools, hotels, church properties, and other functionally obsolete buildings repositioned as workforce and affordable housing. Our capital stacks draw on tools such as Low-Income Housing Tax Credits (LIHTC), New Markets Tax Credits (NMTC), Historic Tax Credits (HTC), and HUD/FHA financing products, often in partnership with CDCs and mission-aligned capital.

Every project starts with the same question: can this building, in this jurisdiction, with this capital structure, produce durable, income-oriented housing that serves the community and returns capital to partners?
